Price Ranges for Sealing Industrial Flooring

Densifiers/Dust Proofing concrete: $0.50 to $1.50 per square foot.

Total for 5,000 sq ft: $2,500 to $7,500.

Information: Desifiers is a basic concrete treatment that makes the concrete harder and more resistant to wear and tear. Dust proofing will make concrete cleaner and less prone to dust particle formation. Preparation is not required and thus this keeps costs down. This option is ideal for warehouses and storage areas where budget is a key concern.

Acrylic Sealers: $2 to $3 per square foot.

Total for 5,000 sq ft: $10,000 to $15,000.

Information: Acrylic sealers is a broad range of products with a lot of durability and a polished finish. This process sometimes requires prep, depending on the concrete floor's condition. Prep will increase pricing. This is great for retail spaces or commercial areas with moderate foot traffic. Acrylic flooring requires periodic resealing to help maintain the integrity of the flooring protection.

Epoxy Coatings: $2 to $5 per square foot.

Total for 5,000 sq ft: $10,000 to $25,000.

Information: Epoxy coatings are a heavy-duty protection option for flooring with a high-gloss finish. The process always requires preparation in the form of grinding, which does account for the higher cost. Epoxy flooring is perfect for industrial floors, automotive shops, or any high-impact environment.

Additional Costs

Stains and Custom Finishes: $1 to $3 per square foot.

Total for 5,000 sq ft: $10,000 to $15,000.

Information: Stains and custom finishes are an option for Acrylic and Epoxy only. This process will change the look of the flooring option for functional or aesthetic purposes. Adding color or decor will raise your cost. But, it will improve the look and add some protection to your concrete.

While the above ranges give you a good starting figure, the final cost of your project will depend on several other factors as well:

Size of the Area: Larger projects typically reduce the cost per square foot because they allow us to purchase in bulk and pass those savings onto you, while smaller jobs will increase pricing per square foot. For larger areas, material costs decrease and labor efficiency improves. Our crew can work continuously without frequent stops or moving equipment. This leads to lower overhead costs per square foot. Conversely, smaller projects may require more precision and time, particularly if there are many edges or tight spaces to navigate, leading to a higher overall price per square foot. Additionally, the fixed costs of mobilization, equipment setup, and cleanup are spread over a smaller area, which further increases the cost per unit for smaller jobs.

Surface Preparation: The condition of your existing concrete slab and the amount of prep work needed will also affect your pricing. For floors with certain surface imperfections and gunk such as old epoxy, vinyl glue, and carpet glue remnants, a process called diamond grinding will be employed to clear the space for the new coating. The more prep we have to do, the more costs we associate.

Project Complexity: The more intricate the application process, the higher the potential cost. If we have to work around fixtures, machines, tight corners, or narrow thruways, this will tend to increase the pricing. A cubicle farm with fixed items, twists, and obstacles will increase complexity. The equipment is really big, cumbersome, and complex, increasing the costs. A simple warehouse with no obstacles will be less complicated, take less time, and cost less money.

This means mostly open spaces without a great deal of obstruction. Our equipment is bulky and hard to transport. It requires more labor to set up if your project is on a high floor or obstructed. For example, if your space is located in a high-rise building with limited elevator access, our team will need to factor in additional time and labor to move equipment and materials to the site. Conversely, if there is a loading dock, freight elevator, or ramp available, this will bring prices down for your project. Easy access allows us to set up quickly, minimizing delays and reducing labor costs, which ultimately translates to a lower cost for your project. Additionally, if the site has sufficient space for staging equipment and materials, this further streamlines the process and can lead to more savings.
